Liman is a neighbourhood in the western part of Konyaalti, chosen by people who want to live right by the sea — but in a real city rather than a resort village. Its name means “port” in Turkish: the Port of Antalya is right next door.
Kendirciler İnşaat has been building homes in Liman and neighbouring Hurma since 1999, with around 30 projects completed here so far. Below we describe what Liman in Antalya is like from the inside and who it suits.
Where is Liman in Antalya?
Liman lies at the western end of Konyaalti Beach, between the Boğaçayı river and the Port of Antalya, by the sea and next to the Hurma neighbourhood. On one side are the beach and the promenade; on the other, the Beydağları mountains, visible from almost every street.
According to the Turkish Statistical Institute (TÜİK), Liman had 17,395 residents in 2025, making it one of the larger residential neighbourhoods of Konyaalti, a district of around 200,000 people.
Approximate distances:
- Konyaalti Beach — from a few dozen metres to 1 km, depending on the street;
- Antalya city centre — about 5 km;
- Antalya Airport — about 20 km;
- Kemer — about 30 km.
The neighbourhood’s defining feature is that the sea is within walking distance. For many residents, the day starts with a swim or a walk along the promenade.
Atmosphere and pace of life
Liman is one of Antalya’s most international neighbourhoods. According to the neighbourhood’s elected head (muhtar), people from 36 countries live here — around 4,000 foreign residents, most of them from Russia, Ukraine and Kazakhstan. In shops and pharmacies, staff are used to foreign customers.
Atatürk Boulevard roughly divides Liman into two parts. The seaside part is lively: cafés, restaurants, hotels and beach clubs, and it can be windy right by the water. The part closer to the mountains is calmer: quiet residential streets, low-rise buildings, orange and mandarin trees in the gardens and small neighbourhood shops.
In summer, life moves towards the sea and the promenade stays busy until late in the evening. In winter the neighbourhood is calm and comfortably urban — people live here all year round, not just in the season.
Amenities
Liman and its surroundings have everything you need for daily life:
- supermarkets and small local shops;
- a weekly Tuesday market (Salı Pazarı) with fresh fruit, vegetables and cheese;
- pharmacies, banks and a post office;
- cafés, restaurants, coffee shops and bakeries;
- sports areas and cycle paths on the promenade — the coastline between the Boğaçayı bridge and the port was recently fully redeveloped by Antalya Metropolitan Municipality: about 74,000 m² of public space, including 23,000 m² of green areas and new footpaths;
- parks and playgrounds.
Konyaalti’s large shopping centres, hospitals and schools are a few minutes’ drive away. For more about the district’s amenities, see our Konyaalti area guide.
What kind of property is there in Liman?
Liman is mostly low-rise: buildings of 4–6 storeys, boutique projects with 20–30 apartments and gated complexes (known in Turkish as “site”) with a swimming pool. There are almost no high-rise towers, which residents value.
There is very little free land left in Liman, so most sales are resales, and new projects are rare — often built on the site of older buildings. In gated complexes, residents pay a monthly fee called aidat for the upkeep of shared areas, the pool and security.
Typical layouts:
- 1+1 — compact apartments for one or two people, or to rent out;
- 2+1 — the most popular layout for couples and small families;
- 3+1 and duplexes — for families; top-floor duplexes often have a terrace with sea or mountain views.
Who is Liman for?
Liman suits you if you:
- want to live within walking distance of the sea;
- enjoy an active lifestyle: walks, sport on the promenade, cafés;
- are looking for a holiday home or a property for seasonal rental;
- value sea and mountain views.
Consider Hurma instead if:
- quiet matters more to you than being close to the beach;
- you want a gated complex with large grounds and a pool;
- you are moving with children and want a more family-oriented neighbourhood.

What to check when buying an apartment in Liman
1. The real distance to the sea. “Close to the sea” in a listing can mean 100 metres or 1.5 kilometres. Check the walking route on a map.
2. The occupancy permit (iskan). Without it, many formalities are difficult — including putting utilities in your own name.
3. Earthquake resistance. Turkey is seismically active. Find out when the building was constructed and which regulations it was designed to.
4. The developer. Look at what they have already built in the neighbourhood, and when, and talk to people who live in their buildings.
5. Sunlight and views. In Liman, the orientation of the windows and the view have a big effect on comfort and future value.
