Konyaalti is the western district of Antalya, and many people consider it the best place in the city to live by the sea. A long beach backed by mountains, a wide seafront promenade, quiet residential streets and easy access to the city centre have made Konyaalti one of the most popular areas for foreign buyers of property in Turkey.
We are Kendirciler İnşaat, a property developer. Since 1999 we have built around 30 residential projects in the Liman and Hurma neighbourhoods of Konyaalti, so we know the area not from holiday brochures but from building sites, streets and neighbours. This guide covers what is worth knowing about Konyaalti before you buy an apartment.
Where is Konyaalti?
Konyaalti (Turkish: Konyaaltı) is one of Antalya’s five central districts. It begins west of the historic city centre, just past the Antalya Museum, and stretches along the sea to the port and the foot of the mountains.
Approximate distances from the western part of the district (the Liman neighbourhood):
- Antalya city centre — about 5 km;
- Antalya Airport — about 20 km;
- the resort town of Kemer — about 30 km.
On one side is the Mediterranean, on the other the Beydağları mountains, part of the Taurus range. That view — the sea against the mountains — has become the area’s signature.
Konyaalti Beach
The district’s main attraction is Konyaalti Beach, about 7 km long. It is a pebble city beach with clean water, and sections of it regularly receive the international Blue Flag eco-label.
A landscaped promenade runs along the beach with cycle paths, parks, playgrounds, sports areas, cafés and beach clubs. For people who live in Konyaalti, the beach is not a two-week holiday but part of everyday life: morning runs, a swim before work, evening walks.
The swimming season in Antalya is long: the sea is comfortable for swimming from about May to October, and you can walk by the sea all year round.
Konyaalti neighbourhoods: Liman, Hurma and others
Konyaalti is made up of several neighbourhoods (mahalle), and they differ noticeably. For property buyers, two of them matter most.
Liman is the western part of the district by the sea, next to the Port of Antalya. Homes here are closest to the beach, with plenty of cafés and hotels and a livelier pace of life. Read more in our guide to Liman.
Hurma lies a little further from the sea, closer to the mountains. It is quieter and greener, with more gated complexes that have their own facilities. Read more in our guide to Hurma.
Further east are neighbourhoods such as Arapsuyu and Altınkum, closer to the city centre and more densely built. If you are choosing between the two main options, read our comparison Liman vs Hurma.
Amenities in Konyaalti
Konyaalti is a complete city district where you can live all year without needing to go into the centre.
Shops and services. Supermarkets from the major Turkish chains, shopping centres, weekly neighbourhood markets (pazar) with fresh fruit and vegetables, pharmacies, banks and gyms.
Healthcare. The large Akdeniz University Hospital is in the district, along with private clinics and family doctors. Antalya has many private hospitals that treat international patients, often with English-speaking staff.
Leisure. At the eastern end of the beach is Antalya Aquarium, home to one of the longest tunnel aquariums in the world. In the west of the district, a cable car takes you up Tünektepe hill for panoramic views over the city and the bay. The promenade is lined with parks, restaurants and beach clubs.
Education. There are state and private schools and nurseries in the district. If you are looking for international or English-language education, choose schools officially licensed by the Turkish Ministry of National Education — it is worth checking before you enrol your child.
Transport
The district’s main roads — Dumlupınar Boulevard and the coastal road — connect Konyaalti with the city centre. City buses run throughout the district. Antalya’s tram lines start at the Müze (Antalya Museum) stop on the eastern edge of Konyaalti. Routes and timetables are easiest to check in Antalya’s official public transport app.
By car, the centre is usually 10–20 minutes away and the airport about 30 minutes, depending on traffic.
Why foreign buyers choose Antalya and Konyaalti
According to the Turkish Statistical Institute (TÜİK), Antalya was the second most popular province in Turkey for foreign home buyers in 2025, with 7,118 sales — second only to Istanbul.
Within Antalya, buyers choose Konyaalti for a combination of reasons:
- the sea and the beach within walking distance;
- mountain views and a calmer, less touristy rhythm of life;
- well-developed city amenities that work all year round;
- an international community: shops, services and neighbours used to foreign residents;
- newer residential buildings with modern layouts.
What kind of property you can buy in Konyaalti
All the main types are available in the district:
- 1+1 apartments (living room + 1 bedroom) — for one or two people, or to rent out;
- 2+1 and 3+1 apartments — for families;
- duplexes — two-level apartments on the top floors, often with a terrace;
- gated complexes with a pool, gym and security — especially in Hurma;
- boutique buildings with 20–30 apartments — especially in Liman, closer to the sea.
When choosing, look beyond the price per square metre: distance to the sea, the year of construction, whether the building has an occupancy permit (iskan), its earthquake resistance and the developer’s reputation all matter.
